Standard Fees

Single Family Residential - $700

This is the 'standard' appraisal form that is sometimes known as a 'full appraisal.' This appraisal is completed on Fannie Mae Form 1004 and requires an interior and exterior inspection of the subject property. This is one of the most popular form reports available.
FHA Single Family Residential - $800

This is the 'standard' appraisal form that is sometimes known as a 'full appraisal' and is completed in compliance with FHA standards. This appraisal is completed on Fannie Mae Form 1004 and requires an interior and exterior inspection of the subject property.
Condo - $750

This is the 'standard' appraisal form used for condominiums. This appraisal is completed on Fannie Mae Form 1073 and requires an interior and exterior inspection of the subject property.
FHA Condo - $850

This is the 'standard' appraisal form used for condominiums and is completed in compliance with FHA standards. This appraisal is completed on Fannie Mae Form 1073 and requires an interior and exterior inspection of the subject property.
Exterior Only - $600

This report is sometimes referred to as a 'short form' appraisal. This appraisal is completed on Fannie Mae Form 2055 and requires an exterior-only inspection of the property. It does not contain a lot of data about the subject property and it only uses the sales comparison approach as its sole approach to value. It's useful for anyone needing an appraisal on a property that they are already familiar with and are willing to sacrifice some detail in the appraisal in order to save some money.
Land Only - $700

This is an appraisal report for land only properties. This appraisal report is completed on Form FW64. This report requires an inspection of the land.
Multi-Family - $950

This is an appraisal report for 2-4 unit properties. This appraisal is completed on Fannie Mae Form 1025. It is a very detailed appraisal report that provides information on comparable rental properties, cost, sales, and income approaches to value.
Manufactured Home - $800

This is an appraisal report designed for manufactured homes. This appraisal is completed on Fannie Mae Form 1004c and requires an interior and exterior inspection of the subject property.
Field Review - $700

This form can be used to report the findings of a field review of an appraisal and requires an inspection of the subject property. This appraisal review is completed on Fannie Mae Form 2000.
Desk Review - $350

This form can be used to report the findings of a desk review of an appraisal. This appraisal review is completed on Fannie Mae Form 2006.
Appraisal Update/Completion Report - $200

This is an appraisal report which can be used for 2 different purposes. First, it can be used to report whether the subject property has declined in value since the original appraisal was completed. Even though this form is rather short in length, we still have to analyze a lot of data that is stored in our work file in order to substantiate whether or not the subject's value has declined. Secondly, this form can be used as a certification of completion based upon a prior appraisal that was developed subject-to some sort of condition(s). This appraisal is completed on Fannie Mae Form 1004D.
Rent Schedule - $75

This form is used to estimate the market rent of a specified property. This rent schedule is completed on Fannie Mae Form 1007.
Operating Income Statement - $75

This form is used to determine the amount of operating income that can be expected from a property. This operating income statement is completed on Fannie Mae Form 216.
Complex Properties - Quote

There are many different factors which add to the complexity of preparing an accurate appraisal report. All homes are unique and bring a new set of challenges in the valuation process. Homes which are located in rural/remote markets, on acreage, on waterfront, or of a high value range would be considered a complex appraisal assignment.
