Start with the correct date
Assessment appeals are date-sensitive. The relevant question is generally the property’s value as of the assessment date used by the county, not simply what the home might sell for today.
Why comparable selection matters
A useful valuation should focus on properties that compete with the subject in the relevant market. Location, property type, site size, condition, quality, waterfront or view influence, acreage, and other characteristics can matter more than choosing the geographically closest sale.
An appraisal does not guarantee an appeal result
An appraisal provides an independent opinion of value and supporting analysis. The county or appeal board makes its own determination under the applicable process and evidence.
What to provide the appraiser
Have the assessor notice, parcel information, relevant assessment date, and any known property-data errors available. Information about renovations or property conditions that existed as of the valuation date may also be helpful.
