Appraisal Q & A

Common appraisal questions, answered.

Assessed values, Zestimates, CMAs, inspections, renovations, and comparable sales can all create confusion. Here are a few of the questions we hear most often.

Should my appraised value be higher or lower than the County Assessor’s value?

Neither is automatically expected. Washington assessors target true and fair market value, but assessment is a mass-appraisal process tied to an assessment date. A private appraisal is property-specific and effective-date-specific, so it may be above, below, or close to the assessed value.

Why not just use Zillow?

Zillow describes its Zestimate as a computer-generated estimate—not an appraisal. It can be a useful starting point, but it does not replace property-specific professional appraisal analysis.

What is the difference between a CMA and an appraisal?

A CMA is generally prepared by a real estate professional to assist with pricing and marketing decisions. An appraisal is completed by a licensed or certified appraiser for a defined client, intended use, effective date, and scope of work.

Is an appraisal the same as a home inspection?

No. An appraisal develops an opinion of value. A home inspection is a more detailed examination of the property’s physical condition and systems.

Do renovations add their full cost to value?

Not necessarily. Cost and market contribution are different. Appraisers analyze how buyers actually respond to the improvement in that market.

Why didn’t the appraiser use the closest sale?

The nearest sale is not always the best comparable. Similarity in location, site, size, design, condition, quality, views, acreage, improvements, and other characteristics can be more important than simple proximity.
